Sale Method: The farm will be sold on a price per acre basis, based on 120 taxable acres. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any other contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Harvest & Home Title Co., which shall hold the money in escrow until closing. ​

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Monday, May 13, 2024, which will take place at Harvest & Home Title. Title insurance in the full amount of the purchase price will be provided by the seller. The buyer will be responsible for paying 2024 taxes and beyond. Possession will be transferred to buyer at the time of closing. The farm sells free and clear of tenancy for 2024.

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer.
