From Hwy 65, head east on Hwy J for 2 miles to CR 271, then turn south on CR 271 for one half mile to sale location. Note: If you are heading west from Hale on Hwy J, construction is currently underway on a bridge just east of CR 271. You will need to plan an alternative route using county roads.

METHOD & TERMS - LAND

Sale Method: Tracts 1 & 2 will be sold on a price per acre basis and offered through the "Buyers Choice" auction method, whereas the high bidder can purchase either or both (in any order) Tracts 1-2 for their high bid. Auctioning will continue in that manner until both tracts have been sold. Following the sale of Tracts 1-2, Tract 3 will sell for a lump sum or total dollar amount. The tracts will NOT be offered together or any combination at the conclusion of the auction. Property will be sold in as-is condition and is NOT contingent upon buyer's financing, condition of property, appraisal, inspection, or any other contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Harvest & Home Title, which shall hold the money in escrow until closing. 

Closing: The balance of the bid price will be due at the time of closing which will take place on or before Wednesday, June 4, 2025, at Harvest & Home Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2025 real estate taxes will be prorated to the date of closing. Title company closing costs will be divided equally between buyer(s) & seller. Immediate possession will be transferred to buyer(s) on tracts 1 & 2 for farming purposes only.
