METHOD & TERMS
Bidding will be on a price per acre basis based on completed survey.
Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Staton Abstract & Title Co., which shall hold the money in escrow until closing.
The balance of the bid price will be due at the time of closing within 45 days from auction, which will take place at Staton Abstract & Title Co. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, will be paid by the seller. The 2019 & all subsequent real estate taxes will be paid by the buyer. Closing costs will be split between buyer & seller. Possession will be given at the time of closing subject to a farm lease with the tenant expiring February 28, 2019. All Tracts sell free & clear for the 2019 crop year.
