Due to the death of Russell Stufflebean, we will sell the following at the farm located 5 miles east of Brookfield. From Brookfield, travel east on Highway 36 for 3.5 miles to Jucco Road (Brookfield Tractor). Turn south on Jucco Road for 1 mile to sale location. Auction signs posted sale day!

Impossible to list it all. Russell worked for many years as a surveyor for MoDOT and later as a boilermaker. His combined careers and hobby of attending area auctions allowed him to assemble a very large collection of tools and construction items. Lunch and restrooms will be available on the grounds. REAL ESTATE

The Russel Stufflebean land is located approximately 5 miles east of Brookfield, MO and is further described as being located in Section 15 T57N•R19W of Yellow Creek Township, Linn County, MO.

METHOD & TERMS

Sale Method: The property will be sold as one individual parcel for a "lump sum" total dollar amount. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Professional Land & Title, which shall hold the money in escrow until closing. 

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Monday, March 27, 2023, which will take place at Professional Land & Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2023 real estate taxes will be prorated to the date of closing. Title company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing. 

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer.
