As I have moved to assisted living, the following will be sold at the home located 2 miles west of Chillicothe (1096 Liv 2313, Chillicothe, MO). From the north edge of Chillicothe, go west on Highway 190 for 2 miles to LIV 2313, then south a short distance to sale. Auction signs posted sale day.

Mr. Olney and his late wife, Georgia, are well known in Livingston and surrounding counties as Leroy served as a land surveyor beginning with his service in the military and continuing for over 50 years. He worked on local projects such as the Indian Creek Reservoir, the Watkins Mill project, and the MODOT building of Interstate I-35, Highway 6, as well as US Highway 36. METHOD & TERMS

Sale Method: The home and lot will be sold for a "lump sum" total dollar amount. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Harvest & Home Title, which shall hold the money in escrow until closing. 

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Friday, October 10, 2025, which will take place at Harvest & Home Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2025 real estate taxes will be prorated to the date of closing. Title company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing.
