METHOD & TERMS
Sale Method: A survey has been completed on both tracts. The farm will be sold on a price per acre basis, based on the acreages obtained from the completed survey. Tracts 1-2 will be offered through the "Buyers Choice" auction method, whereas the high bidder can purchase, in any order, any or all of the Tracts 1-2 for their high bid. Auctioning will continue in that manner until both tracts have been sold. Tracts will not be offered in its entirety or any combination at the conclusion of the auction. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any other contingencies.
Purchase Agreement: At the conclusion of the auction, the successful bidder(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Professional Land & Title, which shall hold the money in escrow until closing.
Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Monday, July 1, 2024, which will take place at Professional Land & Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2024 real estate taxes will be prorated to the date of closing. Full possession will be transferred to buyer at the time of closing. The farm sells free and clear of tenancy for 2024.
Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. All decisions of the Auctioneer are final.
