Due to the passing of Harold and Shirley Lollar, we will sell the following at the residence located 17935 Hwy JJ, Avalon, MO. From Chillicothe, travel south on Hwy 65 for 11 miles to Hwy H. Travel east on Hwy H for 2 miles to Avalon. In Avalon, turn North on Hwy JJ to sale location. Follow auction signs! Not responsible for accidents, errors or omissions. We will begin selling the shop and household related items at 9:30 am and sell the real estate at approximately 12:00 noon, followed by the vehicle, tractor, and Polaris Ranger. A nice, shaded yard! METHOD & TERMS
Sale Method: The Lollar property will be sold in one (1) individual tract for a “lump sum” total dollar amount. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.
Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay a $2,500 deposit as a non-refundable down payment, payable to Livingston County Title, which shall hold the money in escrow until closing.
The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Tuesday, August 30, 2022, which will take place at Livingston County Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2022 real estate taxes will be prorated to the date of closing. Title Company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing.
