METHOD & TERMS

Sale Method: The farm will be sold on a price per acre basis, based on taxable acres. The farm will sell "absolute" to the highest bidder. 

Purchase Agreement: At the conclusion of the auction, the successful bidder(s) will be required to enter into a written purchase agreement with the seller and pay a $10,000 deposit as a non-refundable down payment, payable to Monarch Title Company, which shall hold the money in escrow until closing. 

The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Tuesday, September 6, 2022, which will take place at Monarch Title Company. Title insurance in the full amount of the purchase price will be provided by the seller. The 2022 real estate taxes will be prorated to the date of closing. Title Company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing. All tracts sells free of tenancy for 2022. 

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. The property will be sold in “as-is” condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any other contingencies. All information and dimensions were derived from sources believed to be accurate; however, no liability for its accuracy, errors, or omissions is assumed. All lines drawn on maps, photographs, etc. are approximate. Buyer(s) should verify the information to their satisfaction. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. All decisions of the Auctioneer are final. There are no expressed or implied warranties pertaining to the property.​​
