METHOD & TERMS

Sale Method: The farm will be sold on a price per acre basis, based on taxable acres. The farm will sell "absolute" to the highest bidder. 

Purchase Agreement: At the conclusion of the auction, the successful bidder(s) will be required to enter into a written purchase agreement with the seller and pay a $10,000 deposit as a non-refundable down payment, payable to Monarch Title Company, which shall hold the money in escrow until closing. 

The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Tuesday, September 6, 2022, which will take place at Monarch Title Company. Title insurance in the full amount of the purchase price will be provided by the seller. The 2022 real estate taxes will be prorated to the date of closing. Title Company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing. All tracts sells free of tenancy for 2022.
