The JJ Burns, Inc farm is located approximately 7 miles north of Brookfield, MO or 7 miles east of Linneus, MO conveniently located along blacktop Hwy M and Hacker Rd. in Section 1 T58N-20W of Locust Creek Township, Linn County, MO. 


Mark your calendars now for this upcoming Linn County, Missouri land auction. Land represents productive tillable farmland, income producing CRP, hay production, and improved pastureland. Sale Method: A survey is currently in progress. The farmland will be sold as one individual tract on a price per acre basis, based on the acreages obtained from the completed survey. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Linn County Title Company, which shall hold the money in escrow until closing. ​

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Monday, January 30, 2023, which will take place at Linn County Title Company. Title insurance in the full amount of the purchase price will be provided by the seller. Buyer will be responsible for 2023 and all subsequent taxes. Title company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing. Farmland sells free of tenancy.
