The Holloway Farm is located approximately 4 miles northwest of Laclede, MO in Section 25 T58N•R21W of Jefferson Township, Linn County, MO. From Hwy 36 and Laclede junction, travel north on Hwy 5 for 2.5 miles to Fargo Rd., then go west on Fargo Rd. for 1.5 miles to farm. (Laclede is located 5 miles west of Brookfield or 20 miles east of Chillicothe).

Tract - 159 Taxable Acres ± 

This tract of land features highly productive tillable farmland. FSA figures indicate 138.77 acres of cropland currently in row crop production. Land consists of Class II & III soils, mainly Lagonda, Grundy and Armstrong loams with 2 to 5 and 5 to 9 percent slopes. This farm has been exceptionally well maintained over the years and has undergone terrace and waterway work on the entirety of the farm. There is a nice, well cared for stocked pond situated in the middle of the farm and two other smaller ponds.  The balance of this tract has a small portion of timber on the east side, which provides outdoor recreational and hunting opportunities. Access to this tract can be made from the south by Fargo Road and the west by Elm Drive. Electric and rural water services are available.

Sale Method: The farmland will be sold as one individual tract on a price per acre basis, based on taxable acres. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Linn County Title Company, which shall hold the money in escrow until closing. ​

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Thursday, January 5, 2023, which will take place at Linn County Title Company. Title insurance in the full amount of the purchase price will be provided by the seller. The seller will pay the 2022 real estate taxes, due and payable at the end of 2022. Buyer will be responsible for 2023 and all subsequent taxes. Title company closing costs will be divided equally between buyer and seller. Possession will be transferred to buyer at the time of closing. Farmland sells free and clear of tenancy for 2023.

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. All decisions of the Auctioneer are final.
