METHOD & TERMS

Sale Method: The property will be sold in one individual parcel for a "lump sum" total dollar amount. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to True Line Title, which shall hold the money in escrow until closing.​

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Friday, October 9, 2026, which will take place at True Line Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2026 real estate taxes will be prorated to the date of closing. Title company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing.Any items remaining in or on the property at the time of closing will convey to the Buyer.​

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. The property will be sold subject to Owner confirmation. Any announcements or updates made by Teter Auction Company prior to the close of the auction will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. All bidders must register and be approved to bid. All decisions of the Auctioneer are final.​
