METHOD & TERMS

Sale Method: The property will sell for a lump sum, total dollar amount and bidding will be online only. A buyer’s fee of ten percent (10%) shall be added to the high bid and included in the total purchase price to be paid by successful bidder. (Example: if the high bid is $50,000.00, the contract will be written for $55,000.00)

Bidding will begin on Friday, November 28, 2025 and will end on Friday, December 5, 2025 at 2:00 P.M. CST. Bidding will end with a soft closing, meaning that a bid in the final minutes will extend bidding by approximately 3 minutes. The auction will remain open and continue to extend as long as there is active bidding. Bidders will be required to register and sign terms/conditions before bidding on the auction. Bidders are required to register 24 hours prior to the bid closing date. Late registrations may not be approved for bidding. Property will be sold in as-is condition and is NOT contingent upon buyer's financing, condition of property, appraisal, inspection, or any other contingencies. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids. 

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, in the form of a personal check, business check, certified funds or wire payable to True Line Title Company, which shall hold the money in escrow until closing.

Closing: The balance of the bid price will be due at the time of closing on Tuesday, December 30, 2025, which will take place at True Line Title Company. Title insurance in the full amount of the purchase price will be provided by the seller. The 2025 real estate taxes will be paid by the seller. All subsequent real estate taxes to be paid by the new buyer. Possession will be transferred to buyer at the time of closing. Any items of personal property that are on the real estate at the closing shall become the responsibility of Buyer.

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. Online bidders must pre-register and have prior approval of the Auctioneer. All decisions of the Auctioneer are final.
