From Hwy 36 and Laclede junction, travel north on Hwy 5 for 2 miles to Fargo Rd., then go west on Fargo Rd. for a half mile to sale location. The farms will be offered in three individual tracts at 12:00 noon on Friday, September 9, 2022. Tract 1 - 106.3 Surveyed Acres
Tract 1 features productive tillable farmland which is currently sown to grass for improved pasture giving the farm many options for a buyer. FSA figures should indicate approximately 91.4 tillable acres consisting of Lagonda, Blackoar, Vesser silt loams with 0 to 2 and 2 to 5 percent slopes. METHOD & TERMS
Sale Method: A survey has been completed prior to the sale. Tracts 1 and 2 will be sold on a price per acre basis. Said surveyed acres will be used to constitute the final settlement price. Tracts 1 and 2 will be offered through the "Buyers Choice" auction method, whereas the high bidder can purchase, in any order, any or all of the Tracts 1-2 for their high bid. Auctioning will continue in that manner until both tracts have been sold. After Tracts 1 and 2 have been sold, we will then sell Tract 3 for a “lump sum” or total dollar amount. Tracts will not be offered in its entirety or any combination at the conclusion of the auction. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.
Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Monarch Title Company, which shall hold the money in escrow until closing.
Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Tuesday, October 11, 2022, which will take place at Monarch Title Company. Title insurance in the full amount of the purchase price will be provided by the seller. The 2022 real estate taxes will be prorated to the date of closing. Title company closing costs will be divided equally between buyer(s) & seller. Possession will be transferred to buyer(s) at the time of closing. Farmland sells free of tenancy.
Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. All decisions of the Auctioneer are final.
