Make plans now to attend this nice country home and farm equipment auction. Mr. Burns was a well-known and respected teacher, coach, author, six-time State and two-time National Cornhusking Champion. We will begin selling the farm equipment at 11:00 AM and sell the real estate at approximately 12 Noon. This will be a live on-site auction, additionally; internet bidding will be available prior-to and live during the auction on the larger items. Loader & operator will be available sale day to assist with load-out – please bring your trailers. Not responsible for accidents, errors, or omissions. All announcements sale day take precedence. METHOD & TERMS

Sale Method: The Burns property will be sold in one (1) individual tract for a “lump sum” total dollar amount.  Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay a $10,000 deposit as a non-refundable down payment, payable to Professional Land Title, which shall hold the money in escrow until closing.

The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Tuesday, August 9, 2022, which will take place at Professional Land Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2022 real estate taxes will be prorated to the date of closing. Title Company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing.
